Can Australians buy an apartment in Sri Lanka?

Yes. Australians can own condominium apartments outright on freehold on any floor. The earlier restriction that limited foreign ownership to units above the fourth floor was removed by Act No. 21 of 2018, so that rule no longer applies. The title deed is registered in your name; there’s no company structure or leasehold workaround required.

The distinction that matters is property type, not floor level:

  • Foreign nationals (including Australian citizens without Sri Lankan citizenship) can own condominium apartments on freehold, but not land in their personal name.

If you’re a foreign national, an apartment is your freehold route. If you’re a dual citizen, you have both options open.

Sri Lanka’s Condominium Management Authority registration is the key legal protection to check. Off-plan suits buyers who can wait and want the best entry price.

Resort apartment vs city apartment

  • Resort apartments sit in master-planned developments with pools, gymnasiums, clubhouses and 24/7 security, usually in suburban or coastal locations, with larger floor plates.
  • City apartments are single-tower buildings smaller, walkable, and generally with stronger long-let tenant demand in inner Colombo.

Your choice comes down to goal: lifestyle and short-stay yield lean resort; steady long-let income and capital growth lean city.

How buying works

The process is mostly remote:

  1. Shortlist your apartment and agree terms.
  2. Open an Inward Investment Account (IIA) with a Sri Lankan bank the correct channel for a foreign buyer’s funds and later repatriation.
